Building Inspections Reports are Important
Its such an exciting time of someones life when they are looking for a house to buy,they go from one house to another looking but not really looking as the leave and ask later-did that house have flyscreens installed on the windows or did the garage door work??
When there is an open for inspection we really dont take notice of the important things and we really dont now if everthing works like the heating and airconditioning or are we going to have to fork out a few hundred dollars to fix any issues that are identified in the building inspection report
We were recently asked to do an inspection on a house in Berwick it looked like a nice property from the outside with not many defects all minor ,the owner had bought the property without doing a pre purchase building inspection and wanted a report detailing any defects.
This should have been done before he bought it as he may have been able to re negotiate a better price as well as saving himself thousands ,there were major defects in the roof space(how many people ever go into the roof space of the subfloor-not many )the long webs on the trusses had been removed by the insulation installers without the owners knowledge.
This was a significant structural issue that required urgent rectification ,the waste from the kitchen sink was not connected as the pvc pipe had been broken and all the waste was going into the sub floor providing great conditions for termites as well as undermining the soil conditions.
The timber floor joists in the sub floor were not sitting onto the bearers they were suspended which was a structural defect and all the stumps were rotten ,urgent rectification was required to rectify defects and with a $15.600 price tag it certainly hurt as the owner had to borrow the funds from a relative.
For the small cost involved its total madness to not have a building pest inspection report conducted before signing the house contract.
The Building Inspection Report will identify all defects minor or major as well as checking fot the presence of termites and borers and will be full of photos showing location of all defects ldentified,you may have structural defects you never knew you had or you may have many minor defects that although minor can still cost you many hundreds to rectify
Our client didnt realize that the garage door was not working as the motor was blown nor did he realize that the side boundary did not have a retaining wall constructed and the front lights on the garage piers had not been connected,if he had consulted a building inspector to conduct a building inspection report this would not have happened and he would have been able to re negotiate a better price
There are so many houses that have defects some major many minor but what great news to hear from your building inspector that there are no serious major defects.
Did you now that in Victoria the business of Pre Purchase Building Inspections is unregulated and as such not many so called building inspectors are VBA Registered Building Practioners as they are not required to be.
They may be members of the Master Builders or HIA but that’s not important as any trades person can become a member ,not difficult.
When you engaged a property inspections Melbourne inspector to conduct your building inspection did you ask him if he’s a VBA Registered Building Practioner ?
Well are you surprised that 1 out or 50 people would ask that question as not many people are aware that the industry is unregulated.
There are many great building inspection firms in Melbourne but how do you now whos genuine and is a Registered Practioner or Registered Builder ,who need to ask to see there credentials before employing them, don’t take there work that they are check them out with the VBA.
WHAT DOES THE BUILDING INSPECTION REPORT COVER
The report covers everything internally and externally within the property including condition of internal fixtures ,bathrooms are checked for leakages and water hammer, toilets are checked ,we check for drainage, any blockages to drains are looked at for any cracks to walls internally and externally ,you don’t want to buy a house with major cracking do you??
Are all buildings built the same ? The answer is they are not as all houses are different but our building inspection reports whether its for a new building or a existing 40 year old house are the same as they inspect all elements of the buildings.
For our pre purchase building inspection we inspect over 1000 items within the property which includes the sub floor,roof space areas that the home owner never looks at and these are the most important areas that require inspection by our registered VBA inspectors.
The sub floor inspection is conducted looking for any structural damage to any brick piers as well as the stumps,bearers joists and flooring timbers.
We are also looking for any termite damage to any timbers and the presence of any live termites or termite droppings, termites are a huge problem within Melbourne and I always recommend that a property be treated for termites.
We recently inspected a property in the Yarra Valley recently with a strong musty smell coming from the sub floor with the presence of mould being prevalent and was so bad you could not breath without wearing a face mask.
The owners stated that they new nothing about the presence of the sheeting and were mystified how the water got into the sub floor.
We later discovered that this was a lie and that indeed they were they ones who had installed the black sheeting as they lived in a flood prone area ,our investigations to council revealed that the owners were aware of recent flooding.
Needless to say the client decided to not pursue this property due to it being in a flood prone area.
Looking into the roof space will help us identify any termite damage and damage to roof trusses ,floor joists, lighting and insulation as well as water damage .
