Building real estate agent building inspection
When a client buys a house, the smart ones will always ask for a building and pest inspection clause “Conditional upon a Building Pest Inspection” but most people don’t realise that this clause means nothing leaving the real estate buyers to the mercy of the real estate agents and vendors.
What are building and pest conditions?
A building and pest condition clause should exist as a condition of the sale when you buy a property in Melbourne. The clause allows you to get written reports from qualified building and pest inspectors to ascertain if there are any major, structural building defects or termite infestations within the property.
A correctly worded building and pest clause may give you the right to withdraw from the contract if the report comes back showing that there is a major structural defect and or the existence of termites or termite infestations.
Properties may have structural issues such as cracks in foundation/walls, roof leaks, uneven floors that can be expensive to fix
Pests such as termites, rodents or ants can cause significant damage to a property & may be difficult to detect without a professional inspection.
Leaks or blockages in the plumbing system can cause water damage & may require costly repairs or replacements.
Some properties may have compliance issues such as unapproved structures or additions, which cause problems with local council regulations & affect property’s value.
Major components of a building, including the exterior, ceilings, walls, floors, windows, doors inspection of any structural building defects.
Poor insulation or ventilation can cause energy inefficiencies, leading to high heating & cooling costs for residents
– Defects to sub floor structural timbers
– Defects to stumps especially timber stumps that may be rotten
– Severe dampness/mould to the sub floor caused by broken pipes
– Defects to the plumbing systems with no installation of breather pipes
– No insulation installed to the roof void
– Retaining walls that have not been built correctly
– Electrical problems to the switchboard
They know that there are very few properties that have structural defects but many have building inspection defects that are classified as major so, the buyer cannot rescind the contract or negotiate.
There may be major defects that could cost many thousands to rectify and the poor house buyer is stuck with nowhere to go “Buyer Beware”
I always advise my clients to conduct a Pre Purchase Building Inspection before signing the contract as this will protect the purchaser more so than the clause “Conditional Upon a Building Pest Inspection” inserted into the building contract.
Unfortunately, most agents will push the purchaser to sign the contract with this clause inserted telling them they are protected when in fact most purchasers are not.
We recently conducted a pre purchase building inspection for a client only to find that the property had timber stumps throughout, which had severe decay and were causing the flooring above to be out of level by 35mm at some sections, the property required immediate replacement of stumps with a rectification cost of $23,000.
Moisture meters are used to detect the presence & levels of moisture within building materials such as wood, drywall, & concrete. These meters help identify areas of potential water damage, leaks, or moisture intrusion, which leads to structural issues or mold growth.
Infrared camera building inspections identify problems by viewing differences in temperature on a gradient scale through thermal imaging. his is a non-invasive temperature measurement tool that can keep you from spending money on repairs in the future.
A borescope is a flexible tube with a camera and light attached to it. It’s used to visually inspect areas that are difficult to access, such as inside wall cavities, ductwork, or pipes. By using borescope, our inspectors can examine the condition of hidden components and identify any defects or damages.
Termatrac’s detection technology is unique to the market, designed and specifically calibrated to detect termites and other insect activity. The radar technology confirms movement by penetrating through most building materials to locate and track termite and other insect activity.
